Below is a compilation of photos & descriptions of commercial real estate projects currently underway in the Region – FALL 2017 EDITION.

STAFFORD COUNTY

 

LIDL | Route 17/Warrenton Rd

Lidl, the German grocery chain is well underway with the construction of their store on Route 17/Warrenton Rd. This location will be the second store location built in the Fredericksburg Region; The other, built at the intersection of Route 3 & Gordon Rd in Spotsylvania County, was built and completed months ago, but has yet to open.

McDonalds | Stafford Lakes

A new McDonald’s restaurant is under construction off Route 17/Warrenton Rd in Stafford County, VA. The restaurant is located on an outparcel to Walmart at the Stafford Lakes | Falls Run Shopping Center a development by KLNB.

Medical Facility | Lichfield Blvd.

A Medical Care facility is under construction on Lichfield Blvd., just off Route 17, adjacent to Wawa. The Building is being built on a 1.22 acre parcel that was purchased by FRE Fredericksburg, LLC in December of 2016 for $535,000.

The Silver Collection Apartments | Celebrate Virginia Pkwy

The Silver Companies is constructing a new Apartment Community, dubbed the “Silver Collection”, off of Celebrate Virginia Parkway in Stafford County, VA. This is the second “Silver Collection” apartment community that has been developed over the past 2 years. This first community, which opened at the beginning of 2017, is located within the Cosner’s Corner mixed-use development located off Spotsylvania County Pkwy across from the Spotsylvania Medical Center in Spotsylvania County, VA.

Rt. 610 Corridor | The Garrison At Stafford and Aquia Towne Center

Two Major mixed-use developments are currently underway in Northern Stafford County, Virginia. The Garrison at Stafford, by The Pence Group, is planned to feature 500,000 +/- sq. ft. of retail space, 165,000 +/- sq. ft. of office space and up to 453 apartments. Two tenants are known to be locating at the development are Regal Cinemas and an Olive Garden Restaurant. Work has begun to punch in roads and provide multiple access points along the southbound side of Garrisonville Road near Travis Lane.

Aquia Towne Center redevelopment is underway, and work has begun on the first phase of the commercial portion that will be anchored by Harris Teeter and Petco. Upon completion the commercial development will feature up-to 160,000 sq. ft. of retail and restaurant space.

 

SPOTSYLVANIA COUNTY

 

Hanover House | Spotsylvania Courthouse Village

The Hanover House at Spotsylvania Courthouse Village is an 85,000 sq. ft. mixed use building that will feature residential condos, office space and first floor retail. The building is being developed by WJ Vakos and is currently offering retail space for lease.

Office Building | Southpoint II

W.J. Vakos is well underway on the first phase of “Southpoint Landing”, the newest mixed-use project at the 355 acre Southpoint development. This is first building at Southpoint Landing will consist of 3 stories, an underground parking garage and feature 48,000 sq. ft. of office and retail space. Vakos will occupy the entire top floor of the 3-story building for their new corporate headquarters.

Royal Farms | Plank Rd

Royal Farms is constructing a new store at the intersection of Route 3 & Kilarney Drive in Spotsylvania County, Virginia. This is the second store location that Royal Farms has constructed since entering the market last year. Royal Farms’ first location, which is open and operating is located off Route 17 in Stafford County, VA across from the Walmart at Stafford Lakes.

 

Harrison Crossing South

A new retail building has been built off Harrison Road within the Harrison Crossing development. The building, developed by Virginia Properties, Inc., will feature up to 35,000 sq. ft. of retail and restaurant space.

Harrison Crossing Square | CubeSmart

CubeSmart is constructing a self storage facility on a 3.78 Acre Parcel at 7104 Harrison Rd, near the intersection of Plank & Harrison Rd.

10704 Courthouse Road | Car Wash

A car wash is under construction at the northwest corner of the intersection of Courthouse Road & Southpoint Pkwy in Fredericksburg, VA. The owner, Breezewood Falls, LLC, who purchased the site for $1.185M, will also potentially build an additional commercial building on the property.

Cosner’s Corner East | Bojangles

A new Bojangles restaurant is being built near the intersection of Hospital Boulevard and Rt. 17 in Spotsylvania County, Virginia. The restaurant is being built adjacent to Sheetz and in-front of the Seasons at Cosner’s Corner, a luxury garden style apartment complex. This is the second Bojangles location in the Fredericksburg Region, the first was built one year ago and is located at Celebrate Virginia off Route 17 in Stafford County, VA.

Smith Station Road | Ni River Community Church

Major clearing is underway on a 28 Acre parcel off Smith Station Rd., in Spotsylvania County. The parcel is owned by Ni River Community Church, who has had plans in the works to build a new church facility at the site. The church doesn’t need all of the land for the facility, and the most recent plan/proposal shows the church as part of a mixed-use development to include 89 single-family homes, 32,000 square feet of office space and a commercial pad site. CITY OF FREDERICKSBURG

 

ILM Headquarters | Cowan Crossings

A new 15,000 sq. ft. office building is under construction at the Cowan Crossings development in the City of Fredericksburg. The building, which is built by DLR General Contracting, Inc., will be occupied by ILM will with additional space available on the first floor.

Freddy’s | Cowan Crossings

Freddy’s Frozen Custard & Steakburgers is building a new restaurant at the Cowan Crossings development in the City of Fredericksburg. This will also be their second location in the Fredericksburg Region. Their first is located at the Carter’s Crossing shopping center just off I-95 and Route 17 in Stafford County, VA.
